You need to start with the most important tasks, the ones that cannot (and must not) be left for later. The easiest and quicker tasks are not necessarily the ones that must be done at first place.

-  Classify your tasks:

Important tasks vs. Urgent tasks.

Important tasks: This is the type that will influence your personal target for the week.

Urgent tasks: This is the type of task that has a deadline. It might not be the most important one but can influence other tasks mark as important.

Leaving work on time can actually help improve your efficiency as a real estate manager!

Who’s responsible for running a company knows how difficult it is to leave on time.

It doesn’t matter if you´re a manager, coordinator or CEO, many believe that a company’s success depends on working until you drop. But sometimes this is not the right attitude; first of all it has a technical name: ‘WORKAHOLIC’, this literally names a person who is obsessively addicted to work. Although it might seem to be the right way, this kind of attitude is not beneficial, especially for one’s personal health and not even for the company´s health.

It’s difficult to let a business opportunity slip away especially now when we are slowly coming out of a crisis that affected the real estate sector as much as it did! Having an excellent CRM system (specialized for real estate) will help you manage the company and sales force more efficiently, helping you be more competitive in the real estate industry.

It seems that the path to success has always been related with the idea of working long hours. However this behaviour might trigger the opposite effect.

If your company is not in fact struggling with huge financial difficulties, you need to think about other strategies such as time management (as mentioned before)

Here are 4 good time management tips!

1- Not having a schedule can ruin your productivity

Sometimes we have the impression that we can leave tasks to do later on; giving us the illusion that we have more time that we actually do! We deceive ourselves with this (wrong) idea and we tend to release some pressure (important and necessary) that a deadline would impose on us. This behavior leads to procrastination!

This doesn’t mean that the second the clock ticks over the 5pm line we drop everything and continue the next day! That’s not the intention. However having a daily schedule will oblige us to complete our tasks, forcing us to prioritize these tasks.

2- A daily routine with help develop self-discipline:

Leaving on time and managing the most important tasks in an organized manner will force us to be more disciplined.

This discipline will have an important role in terms of results as well as in requiring this discipline from others. Being disciplined will achieve better time management, helping you to focus on the work that is really important, and will give you a sense of accomplishment. Not to mention the time you effectively gain for you and your family.

3- Manage your work, manage your life:

Spending quality time with family and friends or just doing what pleases you will have positive results in your performance. Several studies show that exercise is not only good for your health but also for your mind! It’s important to turn off our engines from the chaotic rush of everyday life! For some the key is an hour in the gym, for others it can be spending quality time with the children, a dance class or just sitting around watching a movie.

The goal is to eliminate stress related to the professional activity in order to improve yourself when you’re needed and at the end of the day you’ll know that you dedicated yourself 110%.

4- Last but not least, having a Schedule will make you a better manager, better coordinator, team leader and a better person!

If you’re working all the time, people around you will feel pressured to adopt the same behavior! And no, no one expects that. What is expected is people that organize their tasks effectively, and not people that work just because (often not producing even 5% of what is expected)

As we explained before, leaving work on time demands organization.

You can’t demand from your employees that they have their tasks done on time, if you, as the manager, don’t show discipline and the capacity to execute the important tasks that influence other people’s work.

Leave work on time, but remember to do so you need be disciplined, organized and learn to define what is more important for your day/week.

How to take good photos of your properties

The old proverb ‘A picture is worth a thousand words’ perfectly suits those who looking for a property online. Pictures play such an important role that may get people interested or not in a particular subject. In the real estate market we can constantly prove this because when someone looks for a property, the information that initially plays the most important role is always the photo.

Many customers first filter the information they want (2 Bedrooms in London) and get a very large number of results, and the next filter they use is the quantity and quality of the pictures. If they are attractive and show its space and condition, the probability to ask for more information increases significantly. These are some of the reasons why you should bet on the quality of your photos.

Currently most smartphones take pictures with enough quality and resolution. You don’t need state-of-the-art equipment or advanced knowledge of image processors to get good pictures. However it is quite important that you know how to take a picture, especially if it can influence a sale.

Here are some tips for you to take good quality pictures which are able to convince your client to visit and buy the property.

Tips

1- Prepare the space you want to shoot

We often see pictures of unorganized and messy properties which are a disaster. A picture like this will not flatter the division or the house and will hardly ever be a positive aspect in the time to do business. When viewing a poor quality photo, the client will not be able to view the property in a proper way. Before shooting the property check the condition, if it’s furnished try to organize it a little. If it’s empty, open the Windows and take advantage of the natural light, if necessary turn the lights on and check the condition of the painting and clean the floor.

2-Organize your photos to show the property in a sequential and logical way

When you visit a property with a customer you don’t start in the bathroom do you? Or in the bedroom? No, you open the door that probably gives access either to a hall or to a living-room. When you’re taking pictures to a property, follow the path as if you were taking a tour of the property with a client, go through every room in the house in a sequential manner. When you publish the photos just organize them in the same order.

3- Pay attention to the bathroom

The bathroom (as well as the kitchen) is a room that has to be clean, or at least should look like. One of the most common mistakes is to take pictures with the toilet seat opened or with the wastepaper basket uncovered. You should also be careful with the mirrors, try not to appear in the picture, after all you are not part of the property.

4 – The importance of the angle in which the picture is taken

Avoid taking pictures from the ground up (or vice versa), because the environment can be deformed and give a wrong impression to the customer. Instead, take photos from one of the corners of the room. This will give you a more realistic view of the space.

5- Make it worth it, not only on the inside, but also on the outside

Don’t just take pictures of the property rooms; take advantage of the landscapes too. If it has a view to the river, take advantage of that. If it has a view to a green garden take advantage of that too. Try to sell more than just 4 walls. Find those elements that can bring an extra value to the property such as a barbecue, swimming pool, terrace, garage, central heating or big balconies, etc. At the time of the decision they may be crucial.

Yes, you’ll have more work, but you must think that it is better to have all this work preparing the property to make it more saleable, and thus ensure a more peaceful and quick negotiation. This is a win-win situation

How to get more results advertising in Real Estate Portals

When you want to advertise properties in real estate portals, the first aspect to consider relates to the property ad details. The more detailed the better. Quoting and appreciating the positive features of a property can be the key to capture the interest of home seekers and close more deals.

Much of the demand for real estate is on the internet. As such, potential customers want to access the largest possible amount of information to evaluate whether that property meets the characteristics they seek and subsequently to schedule a visit or not.

Do you have a large number of properties published in real estate portals and do not get the expected number of leads? Check out some points that should be part of the description of the advertised properties.

Location
Often, to avoid direct contact with the owners, it is the real estate agent option not to disclose the full address of the property. However, the location is simultaneously one of the first points that potential customers look and a search filter in real estate portals. If your choice is not to disclose the full address, you can always opt for the zone / neighborhood.

Values/Prices
Generally, the value is a factor of strong initial interest for home seekers. And beyond the amount payable for the purchase or lease, your potential clients are interested in knowing other costs associated with the property (condominium, taxes, etc.). Presenting the property values in more detail, you will be answering in advance the questions that may arise.

Differentiating characteristics
The idea to present the details of the property only with information on the number of rooms or parking spaces is outdated. With increasingly demanding and informed customers it is important to invest in special qualities to attract customers! Mention features like the view, the tranquility of the neighborhood, proximity to schools, etc.

Photos
The importance of the photographs is highlighted when the demand for real estate is done over the internet. Because it is often the first potential customer contact with the property, we need to present interesting photographs that capture the essence of the property.
